What does it cost to sell at auction?
Nothing upfront. Our buyer's premium is collected at closing and covers all marketing and advertising expenses. You pay nothing out of pocket.
How do you market my property?
We follow a structured marketing process designed to reach qualified buyers, including investors, builders, developers, and individuals seeking similar properties. In todayβs rapidly evolving marketing environment, online exposure is especially important. Marketing can include but is not limited to: β’ Promotion on our company website, providing broad reach beyond local print advertising β’ Entry into the local Multiple Listing Service (MLS), which feeds to sites such as Zillow, Realtor.com, Trulia, and others β’ Advertising on nationally recognized platforms including AuctionZip and LoopNet β’ Inclusion in our emails to an audience of nearly 1,500 organic, voluntary subscribers β’ On-site auction signage placed approximately four weeks prior to the auction date to attract local traffic and direct prospective buyers
What auction formats do you offer?
We conduct on-site, online, and hybrid auctions.
On-Site Auctions Traditional on-site auctions are conducted by a live auctioneer at the property. The auction date and time are advertised for approximately four weeks in advance. Our mobile office trailer will be on site, and bidder registration is completed by our staff using a computerized system. A valid photo ID is required to register.
Online Auctions Online auctions operate similarly to platforms such as eBay, with bidding open for a defined period. Real estate auctions are advertised for approximately four weeks including the seven-day bidding period. Registration is completed online (or through our office staff) and requires a valid credit card to verify bidder identity and age.
Live Streaming & Phone Bidding On-site auctions may also be live streamed. For bidders unable to attend in person or unable to utilize simulcast bidding, advance arrangements can be made for phone bidding with one of our staff members. A good-faith deposit must be delivered in advance or made available immediately upon auction close if the bidder is successful.
What is the difference between Absolute and Reserve?
An Absolute Auction guarantees the property sells to the highest bidder regardless of price β this generates the strongest buyer interest. A Reserve Auction allows the seller to accept or reject the final bid, typically used when a minimum price must be met.
What happens if a reserve auction doesn't sell?
A no-sale fee may apply to help offset marketing costs. This fee is capped and is clearly stated in your auction contract before we begin.
